Who may be eligible?

​

You may be able to make a claim if one or more of the following applies:

​

✔ Your landlord rented out a property that required a licence but was not licensed.

✔ You were unlawfully evicted from the property.

✔ Your landlord harassed or threatened you.

✔ Your landlord used violence or threats to gain entry to your home.

✔ Your landlord failed to comply with an Improvement Notice issued by the local authority.

✔ Your landlord breached a Prohibition Order by renting out accommodation that should not have been occupied.

✔ Your landlord breached a Banning Order by continuing to let property when prohibited from doing so.

What evidence is helpful?

If available, the following documents can help us assess your claim:

• Tenancy agreement 

• Proof of rent payments (bank statements or receipts)

• Correspondence with your landlord or letting agent

• Photographs or videos of the property conditions

• Local authority notices or enforcement documents

• Inspection reports

• Utility bills or council tax records showing you lived at the property

• Emails, letters or WhatsApp messages

Our Fees​

​

Your initial eligibility assessment is completely free. ​

If you are eligible and decide to proceed, we charge a £50 fixed application fee and a 25% success fee, payable only if your claim is successful.

The First-tier Tribunal (Property Chamber) also charges separate statutory fees, including a £114 application fee. A £227 hearing fee is only payable if the Tribunal decides that an oral hearing is required. Not all Rent Repayment Order applications proceed to a hearing. Tribunal fees are payable directly to the First-tier Tribunal.
